I have a maintenance issue. What do I do?
Visit Capital Builds’ maintenance tips and tricks page to see if you can fix the problem yourself. If not, please email tenants@capital-builds.com and we’ll get back to you within 24-48 hours. If this is a maintenance emergency, please call 301.628.7949 for immediate assistance. If you are having an appliance issue, please call Service Master at 703.338.7403 and email tenants@capital-builds.com to make us aware of the situation.
How do I pay rent?
Visit Apartments.com and sign in to pay your rent. If it’s your first month paying rent, please email tenants@capital-builds.com and we will send an invitation linking your email to the correct property. Rent is due the 1st of every month. Apartments.com offers an auto-payment option, making it easy to avoid late fees.
Can I end my lease early?
No, you cannot. However, any tenant can leave their unit by properly subletting their portion of the rent (their bedroom). To sublet your bedroom, you’ll need to give written notice 30 days in advance of your departure and find a replacement. Tenants who leave without finding a replacement are responsible for rent. Can I sublet my room?
Yes, you’ll need to give written notice 30 days in advance of your departure and find a replacement. You’ll be required to sign a sublease agreement with your replacement. The current tenant is responsible for rent until they’ve found a replacement. Find more information on subleasing below and you can download a sample, blank sublease agreement here.
How do I find a replacement tenant for my lease?
Every tenant is responsible for finding a replacement if they are ending their lease agreement early. Typically, the tenants who are remaining in a residence will help spearhead the effort so that they have a say regarding who will live with them next. To find a replacement, we recommend posting the room on the Facebook group Alpaca Washington D.C. Housing, Rooms, Apartments, Sublets and on Craigslist. Please search for your first email from “@capital-builds.com” for pictures and a description of your respective property to post when looking for a replacement. Alert us once you’ve posted your room by emailing tenants@capital-builds.com and we will set the listing for your respective property to active status on Apartments.com which will enable folks to apply.

Where can I find a copy of my lease?
Please search your inbox for DocuSign as you will have been automatically emailed a copy of the lease upon signing. If you are subletting and need a copy of the lease, please reach out to tenants@capital-builds.com.
How do I arrange moving in or moving out?
Keys will be provided by landlord via a lockbox on site so that you’re able to at your convenience. You’ll need to take pictures before moving your personal items in and the same goes for move out. Scheduling a move with a new lease should be coordinated directly with Capital Builds. Please email tenants@capital-builds.com if you have questions about your move. If you’re moving in or out with a sublease agreement, scheduling your move is at the discretion of your roommates and should be scheduled as such.
Can I mount a TV on the wall myself?
We’d prefer you not mount TVs on the wall because you could hit mechanical, electrical or plumbing and the next tenant might not want it, which will require patching, sanding, and painting repairs. These repairs must be done professionally and will get taken out of your deposit.
